Humber Gate Opportunities Study

At the convergence of Lake Ontario, Humber River and the Gardiner/CN Rail corridor is an area in the City of Toronto whose abundant amenity and untapped city-building potential has been seemingly overlooked. OfficeforUrbanism was retained to conduct a planning and urban design opportunities study for this emerging district which is today characterized by a complexity of transitioning uses, considerable pressures for intensification, utility and transportation corridors, and overlapping and contradicting planning policies. Furthermore, as the view to Downtown from 'Humber Gate' is the most impressive in the city, this area presents a remarkable opportunity to provide a compelling landmark and gateway - both of which have historical precedents in the area.

The objective of the study was to identify how an assembly of fragmented plans, proposals and orphaned sites can be consolidated and/or modified to transform the area into a cohesive, connected, walkable, livable and attractive community. To do so, OU generated a broadly supported planning and urban design approach to address the area's challenging issues, while putting in place an enabling framework for revitalization and intensification, including viable public transit, community services, and appropriate, clear and consistent land use policies and design guidelines.
