Montgomery Planning Analysis + Urban Design Study

Office for Urbanism was asked by a private sector client to do a site analysis from the urban design and planning perspectives of an assemblage of properties on the north side of Montgomery Avenue (west of Yonge Street, east of Duplex Avenue, and four blocks north of Eglinton Avenue). The objective of this exercise focused on recommendations for future development on the site and urban design guidelines that would defi ne and guide the re-development of the entire block.

These urban design guidelines are the basis for an application for an Official Plan Amendment to redesignate the area as Apartment Neighbourhood. The area to re-designate comprises not only the site but also all the properties on the blocks bounded by Roselawn Avenue to the north, Duplex Avenue to the west, the rear of the properties fronting Yonge Street to the east and Helendale Avenue to the south.

Based on a series of Urban Design Guidelines set up by OU, a site specific plan was generated for the properties that the client proposed to redevelop and used as supporting documentation for an Official Plan Amendment.
